· "My fees are negotiable." Real estate agents always want to earn a bigger share of the pie so they won't tell you that you can actually negotiate for lower fees. Likewise, there may be other fees that your agent isn't telling you about. There may be administrative fees or handling fees that you should pay on top of your agent's commission. Knowing that you can actually negotiate for all of these fees can help lower down the price of the property you're about to buy. Read and check the contract. There may be something there that you can negotiate; thus, saving you some money in the process.

· "This house has termites. The park will be removed. The crime rate is high here." Most of the time, agents just want to make a sale so they may opt not to tell you about major issues like termites, leak problems, high crime rate and many other things that may concern you. Agents always talk about the positive features of the house, so inquire as well about the negatives. Do your own research. Find out who its previous owners are and spend some time in the neighborhood. You surely wouldn't want to live in an area where a drug dealer is going to be your neighbor or where the park that your children can go to will be removed eventually.

· "There are other offers made for this house and yours is the highest." Agents usually favor buyers whom they can get the biggest commission from. If your offer is the highest without you knowing it, this can be both good and bad depending on how you view things. The good side is that you can actually be awarded the house. However, the bad side is that you may actually be paying for more than what you should. Agents won't tell you whose side they're on, so it pays to do some research about the actual market value of the property.

· "The chandelier is not included in the sale." Get everything into writing and read the contract thoroughly. The house may be furnished when you viewed it during the open house, but not all the things that you've seen in it may be included in the sale. Have a checklist included in the contract so you know which things are going to stay and which of the items will be removed. This way, you won't be in shock when you move in and find out that the beautiful chandelier is gone.

· "This house is way too small for your needs." Houses that are bare may look bigger than what they actually are. Try to measure the area of each room and see how many items of furniture you can place inside. Oftentimes, agents will be tight-lipped if the house is too small for your lifestyle. You know what your needs are so see if the house you're going to buy suits your requirements.

· "I can get more commission from this house that's why I want you to buy it." Agents will really push to make a sale especially if they're going to get a really huge commission or lots of freebies from the sale. This may or may not affect your decision to buy the house but you can at least verify the accuracy of the statements made by your agent with this in mind.
