We always believe seeing an estate agent first in the traditional sense is the best place to start as it allows you to sit down with a human being and discuss your options. Most estate agents have their own websites and these are often updated daily meaning that you can easily search from the comfort of your own home for new additions. You also have a huge choice of different sites and agents that are all within easy reach, meaning that you can drastically increase your choice and using their search functions you could possibly narrow down some results that maybe your agent didn't think of or wasn't aware of.
When searching online you will still benefit from human communication. The search process is completed on your own but if you see something that you like then you will still have a phone number to contact the agent and you'll still be able to go and view. On top of this you will find many websites that are not run by agents and are lists of properties direct from the seller. This can benefit you as without an estate agent taking their fee you may find that the seller is prepared to accept a lower price.
2. Property Developers
One of the most beneficial places to negotiate a first time house purchase is at a new development office. Most developers building new apartments and houses will almost always have a sales office and a show home. Unlike an estate agent this is buying direct from the builder and therefore instantly can mean more competitive prices.
Additionally, property developers are always keen to sell all their units before they've even completed building.
The faster they can sell the development, the sooner they can move on to the next one. This means that you are in a position where you can negotiate hard and achieve much bigger discounts than buying a house already lived in. It is always worth searching the new developments in the area you wish to buy in and simply driving round to see what is available.
